Hi Rocco64, #PLD has a market cap 12x larger than #PSB, I also get the feeling that PSB is focused on both office and industrial properties as PLD is focused on industrial centers. Both REIT’s stock prices are trading at multiples of ~25x FFO, although PSB trades in lower multiples than PLD currently. Nareit reported on 10/3: “REITs outperformed the broader stock market in the third quarter of 2019, according to Nareit. The FTSE Nareit All REITs Index , the broadest U.S. REIT index containing both equity and mortgage REITs, gained 7.24% on a total return basis in the third quarter and 27.37% in the first nine months of 2019, compared to the S&P 500’s respective gains of 1.70% and 20.55%.” - Rken - 2019-10-09 00:09:06 PDT
