Agree Realty currently has the highest REIT Rating Rank on REITNotes. Looking at Agree’s profile (#ADC) I can see a steady dividend value payment increase over each year and a well balanced FFO payout ratio.

Did you guys see the news that Chocolatier Godiva is closing all of its128 Northern American stores across the U.S. and Canada. Its locations in Europe, the Middle East, and China will not open. This is a reversal from its planned expansion of 2,000 cafes around the e by 2025. These were top locations and it makes me wonder which REITs may have Godiva as a tenant.  Agree Realty #ADC is doing an impressive job a growing its dividend payment value at a consistent rate while keeping its Dividend payout ratio to FFO and AFFO consistent. Few except the top REITs have the ability to do this year after year independent of what is happening in the economy and within their segments.

Agree Realty REIT declared it collected 99% of October Rent which from looking at their portfolio breakdown that can be explained by the high quality of its tenants.

Hi Kev B. thanks for sharing Agree’s tenant break down, I was more concerned about their ability to collect rent during covid, but can tell now that many of their large tenants are big corporations offering necessary services. Business like Ulta and Hobby Lobby and Chick-fil-A also have a loyal customer base, which is good for #ADC that has shown itself to pick better properties and tenants. - 777i - 2020-12-20 10:02:01 PDT

This Texas Roadhouse property for $4.3 million is located in a strong retail corridor in Colorado and is occupied under a triple-net lease with the corporate operator. The lease has approximately 5 years of term remaining. The transaction was priced at a 6.4% going-in cash capitalization rate. I’d love it if the address of this property was shared to get a better sense of the deal since $4.3M is still a lot of money. Saw NLY’s price go back up on Friday. Some Wallstreet analysts have been optimistic about Annaly in the long run, and apparently, even Soros bought more shares in #NLY in Q3 of this year. Prices are back up today based on the European Central Bank’s decision to cut interest rates along with a plan to introduce a stimulus package of bond purchases. I’m took advantage of some discount opportunities earlier this week as I felt positive news would come from EU on this resulting in price increase. I’m between buying #EPR and #ADC right now. ADC is at a low right now with several days moving down, but I’m concerned it may drop even more after I purchase. Take as an example a REIT like #LMRK Landmark Infrastructure Partners LP, they have 153K Wireless communication towers, 165K outdoor advertising locations, and 48K renewable energy generation locations (solar panels, wind turbines). SL Green Realty Corp #SLG which is Manhattan’s largest office landlord, declared they are now becoming monthly instead of quarterly!! This is awesome news. They also declared a monthly dividend of $0.295 per share of common stock. The dividend is payable on April 15, 2020 to shareholders of record at the close of business on March 31, 2020. Here is a quote from their press release: “We endeavor to reward our shareholders with a consistent dividend while recognizing the need to maximize liquidity,” said Matt DiLiberto, Chief Financial Officer of SL Green. “Modifying our dividend policy from quarterly payments to monthly payments will allow us to better match our distributions to the operating cash flow we recognize in this current market environment.” - CapitalKing - 2020-04-07 00:46:53 PDT

#EPR - Entertainment Properties Trust, Inc. Although I already acquired EPR at a much lower price, I still believe this REIT is undervalued compared to other REITs and with an P/AFFO of 13.5x. I like that EPR pays dividends monthly and has grown its dividend value by 8.4% over the last 3 years. This is smaller than the other REITs on my current list but still attractive. It also has a good dividend yield of 5.8%. I like the diversification of EPR’s portfolio ( 46% entertainment, 33% recreation, 18% education, and 3% others) which is different from other REITs. In total it has 417 locations across 43 states and Canada, with over 250 tenants. Its AFFO payout ratios have been trending up lately which I don’t like, it when from 58% in Q2 2018 to 83% in Q2 2019, although in 2015 & 2016 it was in the 80-85% ratios also. Its AFFO declined 28% in Q2 2019 compared to Q2 2018, which may also be holding its current stock price down. On the positive side, EPR has a well-laddered debt maturity schedule with no debt maturing until 2022. - Kev B - 2019-08-27 23:18:58 PDT

#BDN - Brandywine Realty Trust, has a RR overall score of 8.2, from my current list it is probably one of the few REITs which has a stock price which is declining steadily since 2018, and currently trading at only 10 P/FFO. With this level of P/FFO there is plenty of room for valuation of the stock if the market gains the confidence of the stock. With the stock price declining today another 1.33%. The current dividend is at ~ 5.386%. However, dividend payment values have increased by about 22% over the last 3 years, the dividend/payout ratio is still at 50%, and its been paying consistently it for over 21 years. The avg. coverage ratio is 4.45 although last years was better at 5.1. The company has only grown its assets total value by about 1.9% YoY. BDN tenants come from a diversified set of industries with its top 20 tenants representing 32.6% of its total annualized rent. #PLD - Prologis, Inc, I’m adding this industrial REIT to my buy list. Some of the things I like about it are that is has a RR overall rating of 9.4, and Credit Ratings of A-/A3. Its RR Dividend Payment Growth score is 10, due to its 23% dividend value growth over the last three years. The dividend yield is only 2.56% currently, but in 20-30 years, I would expect it to pay attractive dividend yields on my current investments. PLD has been paying dividends for over 21 years, 21 being the time horizon I’m looking at, but it may be much longer than that. PLD has over 3,770 building and 5,100 customers, across 19 countries, with 96.8% al occupancy. PLD has high liquidity in its balance sheet, and an average coverage ratio of 12.63 according to my analysis. The companies customers are well-diversified across industries, and the top 25 customers represent 19% of the net effective rent of PLD. The company also has an efficient G&A expense ratio compared to its revenues. #EGP - EastGroup Properties, Inc.this industrial REIT (87% comprised of business distribution buildings) has been around for a long time (50 years), the dividend is only 2.34% currently but has increased 20% over the last three years. So since I’m investing with a long horizon, if the company keeps this discipline in the future, it will be worth more. EastGroup’s operating portfolio was 97.3% leased to approximately 1,500 tenants, with no single tenant accounting for more than approximately 1.1% of the Company’s income from real estate operations, which is a great stabilizing sign. The company has increased its FFO about 7.44% in the last two years and kept a 58-61% dividend to FFO payout ratio in the previous four years.
Eastgroup overall RR of 8.8, and the REIT is trading at P/FFO 25.7, which is higher than I like but inline with a more stable REIT like this one. - Kev B - 2019-08-27 21:41:35 PDT

On Friday, I placed several orders, I placed my buy price low at a stretch price, out of fear that the stock price would go lower than my offer price. As a result, several of my orders didn’t get fulfilled on Friday. Recently bought Agree Realty, I get a feeling that the stock price for #ADC peaked at $70.25 this year, and that it will decrease below my purchase price in the short term as the market cools. However, I like #ADC a lot and believe that the price will generate capital gains in the future as they continue to increase dividends. Plus I think it is a trustworthy company to hold my capital. One REIT that I’m analyzing but have not decided if I will buy at this time is Global Medica REIT #GMRE. The REIT manages its portfolio of 87 properties efficiently with a consistent 100% occupancy rate. On the other hand, its interest expense is something I want to understand better and any impacts. "Interest expense for the three months ended March 31, 2019 was $4.0 million, compared to $2.7 million for the comparable prior year period. This increase is primarily due to higher average borrowings during the quarter compared to the same quarter last year, the proceeds of which were used to finance our property acquisitions, and also resulted from higher interest rates." according to its latest Q report. #NNN increased their dividend payment value. Today they declared a 51.5 cents per share payable August 15, 2019 to common shareholders of record on July 31, 2019. I think VER is undervalued, with a massive portfolio of 4K properties, I believe investors are still avoiding this REIT because of herd mentality. The legal issue the company faces may be over factored into the stock price.
