This beak down provided by #APTS tells a good story of the current Coronavirus impact on economy. As of April 22, 2020, the Company has collected April rent as follows:

Multihousing:

95% collected for multifamily,
96% collected for student housing.
Grocery Anchored Retail:

71% collected overall1, including 100% of grocery and pharmacy.
Office Properties:

95% collected1,
1 Adjusted for GSA leases or other Federal government agencies which are customarily paid in arrears.

#APTS even though named Preferred Apartment Communities, has a diversified portfolio into multifamily, retail, student housing, and Offices. The portion that least interests me about Preferred Apartment is its loan investments. Ya LLNN, #APTS seems to be confident about their strategy to expand into grocery anchored neighborhood malls as they believe there will always be a relevant demand. Tanger Outlets (#SKT) had mixed results, in my opinion, when comparing your results. Occupancy was down a bit from 96.4 to 95.9%. Blended average rental rates increased 2.5% on a straight-line basis and decreased 2.0% on a cash basis for all renewals and re-tenanted leases that commenced during the trailing twelve months ended September 30, 2019. Same center net operating income ("Same Center NOI") for the consolidated portfolio decreased 1.8% for the quarter and 0.8% year to date due primarily to the impact of tenant bankruptcies, lease modifications, and store closures. The average tenant sales productivity for the consolidated portfolio was $395 per square foot for the twelve months ended September 30, 2019, compared to $383 per square foot in the comparable prior-year period. Funds from operations ("FFO") and adjusted funds from operations ("AFFO") available to common shareholders were both $0.58 per share, or $56.8 million, compared to $0.63 per share, or $61.9 million, for the prior-year period. - LLNN - 2019-11-10 08:59:55 PDT

Apple Hospitality REIT posted positive Q3 results on some important metrics: Average Daily Rate (ADR) (Actual) for Q3’19 $139.21, compared to Q3’18 $137.77 a 1.0%. Occupancy (Actual) for Q3’19 79.9% compared to Q3’18 78.9% a 1.3%. Revenue Per Available Room (RevPAR) (Actual) for Q3’19 $111.17 compared to Q3’18 $108.70 a 2.3% improvement for #APLE. #SVC which previously was #HPT, declared Hotel RevPAR (all hotels):For the quarter ended September 30, 2019 compared to the same period in 2018 for SVC’s 328 hotels that were owned as of September 30, 2019: ADR decreased 2.2% to $127.82; occupancy was unchanged at 77.0%; and RevPAR decreased 2.2% to $98.42. For the nine months ended September 30, 2019 compared to the same period in 2018 for SVC’s 328 hotels that were owned as of September 30, 2019: ADR decreased 0.9% to $129.91; occupancy decreased 1.2 percentage points to 73.9%; and RevPAR decreased 2.5% to $96.00. City Office continues to improve quarter over quarter, about a year ago I was concerned they would have to cut their dividends. Core FFO per common share $0.29, AFFO per common share $0.22, and Dividends per common share $0.235. #CIO had Core FFO Payout Ratio 82%, and AFFO Payout Ratio 108%. Braemar had comparable RevPAR for all hotels decreased by 2.0% to $234.81 during the quarter. Comparable RevPAR for all hotels not under renovation decreased by 1.4% to $250.48 during the quarter. #APTS share is getting hit hard based on 42.9% lower YoY AFFO, Daniel M. DuPree, Preferred Apartment Communities’ Chairman and Chief Executive Officer, explained it as follows: "We had a strong quarter, up 10.7% on FFO over Q3 2018. We accomplished this despite incurring nearly $0.02/share in
direct costs associated with our consideration of internalizing our external manager. We incurred additional indirect
internalization related costs as we built up cash reserves to fund portions of an internalization if required. These extraordinary
costs will have a significant impact on our year end numbers and we now expect that when these expenses are added back

Hi CapitalKing, based on the statement from APTS’ CEO Mr. Daniel M. DuPree, it is possible that towards the end of year APTS, stock price will go lower due to the mgmt internalization costs. I will continue to buy #APTS as they still have good operational results (e.g., Occupancy is up in Q3 YoY, same-store rental revenues increased approximately 3.3%). The question for me is on timing; I don’t want to buy too much now if the share price falls further, and I can lock stronger dividend yields in the long run. - LLNN - 2019-11-10 09:27:57 PDT

Some of the top-ranked REITs showed they can hold to their support levels on Friday while the rest of the market continued to move lower. #ADC Agree Realty is an example of one that went green for the day at +0.65% gain. #EGP, #ARE, #DRE, and #PLD showed good market demand at their support levels. On Monday I want to see how they behave compared to the rest of the market. On Friday, I placed several orders, I placed my buy price low at a stretch price, out of fear that the stock price would go lower than my offer price. As a result, several of my orders didn’t get fulfilled on Friday. Some of the biggest REIT price losers today that I’m tracking are #AHT (Ashford Hospitality trust): -7.25%, #UNIT (Uniti Group): -4.20%, #FSP (Franklin Street): -4.11%, so if you are interested in any of these REITs Monday may be a good time to get some share. Why is Innovative Industrial Properties (#IIPR) valuation so high? The stock is $112 dollars and its TTM AFFO is $1.89 per diluted share, this equal a P/AFFO ratio of 59 x. This is more than double the multiple of many top REITs. So what is going on here? - Rubyckube - 2019-08-21 20:44:27 PDT

I have my eyes on Essential Properties Realty Trust Inc. Symbol #EPRT. This REIT can be the next #O, #NNN, or #EPR, it is a young REIT (3 years old) which is growing fast, currently has 789 freestanding net lease properties. They improved their FFO & AFFO by a lot compared to last year, which has open additional space for dividends to grow. Properties are also 100% leased, EPRT grew Same-Store Contractual Cash Rents by 1.9%, reduced top 10 tenant concentration to 28.0. Hi CapitalKing, I like your enthusiasm for Essential as I do share in it. However, a couple of things to be aware of is that 30.7% of its Cash ABR is still concentrated in their top ten tenants, and these tenants are not the strongest/top brands in the industry (no offense to any of the brands, they are still good), the list includes Captain D’s, Mister, Art Van, Couche-tard, AMC, Zips Car Wash, the Malvern School, Rstore, VASA Fitness, Town Sports, previous companies on the top 10 list were Latitude, 84 Lumber, Perkins Restaurant. I guess what I’m saying is that although EPRT is growing fast we need to make sure they are adding strong tenants with sound creditworthiness. Now some of the things I like about #EPRT is that it has an average of 14.5 weighted average lease term maturity (WALTM) which is better than all the other triple Net lease REITs, for example, #O Realty Income is 9.2 years, #VER Vereit is 8.7 years, #NNN is 11.4 years, the closest is #STOR Store with 14 years. Besides CyrusOne, Inc.’s price spike on Friday, the stock is still well priced. This REIT will likely continue raising dividends in the future, so even though #cone is only paying 3% it will be 4-5% within some years, not to mention further price appreciations. Recently bought Agree Realty, I get a feeling that the stock price for #ADC peaked at $70.25 this year, and that it will decrease below my purchase price in the short term as the market cools. However, I like #ADC a lot and believe that the price will generate capital gains in the future as they continue to increase dividends. Plus I think it is a trustworthy company to hold my capital. One REIT that I’m analyzing but have not decided if I will buy at this time is Global Medica REIT #GMRE. The REIT manages its portfolio of 87 properties efficiently with a consistent 100% occupancy rate. On the other hand, its interest expense is something I want to understand better and any impacts. "Interest expense for the three months ended March 31, 2019 was $4.0 million, compared to $2.7 million for the comparable prior year period. This increase is primarily due to higher average borrowings during the quarter compared to the same quarter last year, the proceeds of which were used to finance our property acquisitions, and also resulted from higher interest rates." according to its latest Q report. Public Storage has solid fundamentals; the company has low debt, good dividend payout ratio, low G&A expenses compared to revenues, steady growth. Whichever way I look at it, #PSA comes out on top. Their AFFO have been increasing although they have not raised their dividends since 2016, so I hope they raise it soon. I bought Getty Realty this week, the company is a small cap REIT with a diversified portfolio of almost 900 convenience store and gasoline stations. #GTY has a good payout ratio and has consistent and improving AFFO. National Health Investors has strong fundamentals. In 2019 the company grew its Adjusted FFO almost every quarter compared to 2017.
In Q1, the REIT had 232 properties (Senior housing, skilled nursing, hospital, medical office) in 33 states, a well-diversified portfolio. According to #NHI they also have one of the most highest Annual Revenues per Employee in 2018 compared to their industry peers. NHI, according to their May 2019 Shareholders Meeting presentation also reduced its G&A costs as % of Total revenues from 5.1% in 2014, to 4.3% in 2018. According to the report the company decreased its Fixed Charge Coverage from 7.7x in 2015 to 6.0x in 2018. I have invested in some healthcare-related REITs such as #WELL, #VTR, #OHI, #SBRA, #MPW, and others, and #NHI is one of my favorites to buy more right now, due to its healthy numbers. During #PSTL - Postals Realty Trust’s 2nd quarter report they called out [The Company owns and manages 271 postal properties in 41 states comprising 871,843 square feet, as of June 30, 2019. In addition, the Company provides fee-based third party property management services for an additional 404 postal properties leased to the USPS. The portfolio was 100.0% occupied with a weighted average lease term of 3.0 years and a weighted average rental rate of $9.70 per square foot at June 30, 2019.]. I like that PSTL offers 3rd party property management, that should provide nice cash flow without the high fixed costs of owning the properties. However, I was surprised to learn of the concise 3-year contract for its properties. I was under the impression that postal contracts would be much longer, and in fact this is a shorter average lease term than that of retail and commercial reits (at least of the ones I can recall). #FCPT Four Corners Property Trust is a good small-cap REIT which is often overlooked. They own a portfolio of over 600 restaurants rented to companies like Burger King, Long Horns, Arbys, KFC, Olive Garden, Taco Bells. BSR Real Estate Investment Trust #HOM.U is a REIT to look at yet not for me to invest in at this time. BSR is an old REIT which only had its IPO last year. They are not yet paying common dividends from what I can tell. Faston, to answer your question, one of my favorite residential REITs is Preferred Apartment Communities (PAC). #APTS. The company had great numbers to show yesterday in its Q1 2019 ER. Highlights: Revenues of $111.5 Million in Q1 2019, a 23.4% growth compared to Q1 2018's $90.4 Million. FFO grew 5.4% in Q1 2019, $0.39, compared to $0.37 in Q1 2018, while AFFO grew 23.1% in Q1 2019, $0.32, compared to $0.26 in Q1 2018. The Dividends were also increased in Q1 2019 to $0.26 per share compared to $0.25 per share in Q1 2018, a 4% increase, with diluted FFO payout ratio being approximately 60.0%, and diluted AFFO payout ratio being approximately 64.4%.
