At 6.93% dividend yield, #BRX is still attractive even after today’s big stock price jump!

Some of the REITs with properties in South Carolina and North Carolina which are in the path of hurricanes when they head up the coast are #KIM Kimco Realty, #VER Vereit, #CBL properties, #HIW Highwood properties, #BRX Brixmor, and #WHLR Wheeler REIT. Hurricanes are a tricky thing since you never know if they will cut across Florida or head up along the east coast all the way to NY or Canada. So it is hard to predict which REIT properties may be in its path. Being in the region hit by a hurricane doesn’t mean there will be damage to the property or sustaining damage to the region, which is a very good thing.

Every REIT retail segment is being impacted, the better question is to look at the tenant portfolio of the REITs to know if they have the discipline to only rent out to well accredited and rated companies that are resilient.

No, other Retail REIT segments can and will prosper, as they are doing now.

Retails REITs like Brixmor are still showing they can do well aside from all the naysayers regarding the industry, I'm long on Brixmor. Some notable callouts from #BRX Q1 2019 ER: "Same property NOI growth for the three months ended March 31, 2019 was 2.0% versus the comparable 2018 period.
Same property base rent for the three months ended March 31, 2019 contributed 160 basis points to same property NOI growth.
Sears / Kmart had an impact of approximately (50) basis points on same property NOI growth in the three months ended March 31, 2019."
"For the three months ended March 31, 2019 and 2018, NAREIT FFO was $142.8 million, or $0.48 per diluted share, and $154.8 million, or $0.51 per diluted share, respectively." which is a YoY drop, but more details regarding that are available in their report on their page.

Agree with you AlexanderTGreat. #WRI had flat YOY Core FFO this quarter but had other strong numbers such as Same Property Net Operating Income (“SPNOI”) including redevelopments increased a strong 4.2% over the same quarter of the prior year and is up 3.7% year-to-date; Occupancy increased 50 basis points to 94.8% at quarter-end from 94.3% in the prior quarter; Rental rates on new leases and renewals for the quarter were up significantly 20.0% and 6.3%, respectively. I’m familiar with some of their properties so these numbers make sense to me from what I have seen.

I bought Vornado and Kite Realty Group this week, I believe both #KRG and #VNO stocks are trading at a fair price for its value and growth potential.

Hi Davstew, I agree with you that #ADC was undervalued, things seem to be be changing, as Agree had a fast increase last couple of days.

With P/FFO in the 4-5x range, PREIT is undervalued due to the general retail concerns.

I think VER is undervalued, with a massive portfolio of 4K properties, I believe investors are still avoiding this REIT because of herd mentality. The legal issue the company faces may be over factored into the stock price. But I have to admit that I have been timid in how many shares I hold of VER in my portfolio.

Hi REITFocused, some of the REITs I think are undervalued are National Health Investors (NHI), Vornado Realty Trust (VNO) and Mid-American Apartment Communities (MAA). All these are trading a lower Price to FFO ratio to their counterparts.

Just look at the P/FFO of the REIT and compare it to other similar reits as a starting point to identify potential upside opportunities.
