#HST reported some hard-hit results during Q1 2020 earning report. Host suspended operations at 35 hotels as of May 6, 2020, while continuing to operate the remaining 45 hotels at reduced capacity so long as they generate revenue greater than the incremental costs associated with staying open. Good thing the company has a aash balance of approximately $2.8 billion and FF&E escrow reserves of $165 million. - Kev B - 2020-05-07 22:24:13 PDT

The market is all green today, this is just nonsense based on the latest unemployment numbers to come out today. I’ve been buying stock as I see opportunities but in my opinion, the market is going to hit bottom again once people realize how the economic impact is spreading across other sectors of the economy, not first impacted. I’ll try to hold off whenever the numbers are looking green because there will be more overall drops ahead, IMHO. - CapitalKing - 2020-04-23 10:04:41 PDT

I read an article today on Yahoo! Finance about an Oppenheimer analyst recommending #OUT as one of the 3 dividend stocks to buy right now. https:finance.yahoo.com/news/3-big-dividend-stocks-yielding-142408351.html #OUT is not even on my top 30 list of REITs to buy right now because of a lot of factors which I didn’t even see touched on in this article. Just take a look at the break down of OUT’s REIT Rating score on its profile page. There are a lot of stronger REITs to buy for equal dividend yield. - WowReits - 2020-04-21 15:54:16 PDT

Hard to know. Some analysts today were saying we have already hit the bottom of the bear market others are saying this was a fake rally and that stocks will drop a lot again. I bought #FR and #SUI today as a long term hold. - BlueBlue - 2020-04-13 16:25:53 PDT

there is a chance some stock may try to jump tomorrow morning due to the economy reopen plan, but I think the market will get depressed again when they realize 22 million people are "unemployed." The thing is a lot of people who have money to invest in the market don’t feel the same pain that the real market is feeling right now and that maybe the short-sightedness that may impact may people’s timing in the market. - braverduringtheday - 2020-04-16 21:18:15 PDT

Prices are still going up, I took advantage today to buy some of the REITs with the highest REIT Rating score which traditionally are very expensive but are still at a discount. These REITs also have consistently been increasing their dividends. Some that I bought today are AvlonBay Communities #AVB, Crown Castle Int #CCI, Essex Property #ESS and PS Business Park #PSB. I’m aware that these last two days prices have been higher and may fall in later part of week, but I’m ok with that. - 777i - 2020-04-08 10:43:29 PDT

I liked seeing #PINE - Alpine’s report they increased their FFO and AFFO. They also reported that of the 29 income properties in the Company’s portfolio, 24 properties have remained open since the onset of the COVID-19 Pandemic, with 11 of those properties operating on a limited basis. The 24 properties represent approximately 78% of our annualized base rent. Alpine is a newcomer but they seem to have things under control. - Kyuie - 2020-05-02 22:10:29 PDT

#PINE also declared the company acquired nine single-tenant income properties for a total investment of approximately $47.0 million, reflecting a going-in weighted average investment cap rate of approximately 7.1%. The properties had a weighted average remaining lease term of approximately 11.5 years. They also repurchased approximately 352,000 shares for approximately $3.8 million with an average purchase price of $10.77 per share, under the new $5 million buyback program approved March 2020. Paid First Quarter 2020 Dividend of $0.20 per share on March 31, 2020 to stockholders of record as of March 20, 2020. - Kev B - 2020-07-05 09:01:17 PDT

What most analysts are trying to figure out and no one has a true clue, is of those 16 million unemployed at the moment how many of them will be able to return to a lasting job? Yes, many still have a job, but will their companies be in healthy shape by the end of this to afford to keep them on. The stimulus packages are in place to support these paychecks, but we need the economy to keep rotating to back them up. - CapitalKing - 2020-04-12 17:40:50 PDT

The CEO of JPMorgan Chase, Jamie Dimon, today called out that he predicts the U.S. will enter a bad recession, that that the toll on banks could be like the ones seen in 2008 during the al financial crisis. With today’s market rally, it makes me believe a lot of people don’t fully comprehend the mechanics of an economy and what may be to come. - TimHl - 2020-04-06 16:42:02 PDT

#VNQ is a good way to capture the overall REIT market’s discount right now and its forward-looking dividend yield is an attractive 5.44%. That’s if REITs don’t start cutting their dividends. #VNQ is Vanguard’s Real Estate ETF is an exchange-traded share class of Vanguard Real Estate Index Fund which employs an indexing investment approach designed to track the performance of the MSCI US Investable Market Real Estate 25/50 Index. - Kev B - 2020-03-18 09:35:25 PDT

With the price war between Russia and Saudia Arabia, there is a lot of concern that oil & energy companies will be able to pay their debts that mature next year and the years after that. Companies like #CORR are selling at a bargain, paying out a dividend yield of 10%+. I invested in it, in the hopes that it will not need to cut its dividends at any point. Fingers crossed. - Molly23da - 2020-03-09 22:10:09 PDT

How is it possible that #EPR hit $14 dollars yesterday! I would not sell #EPR at this time, I would hold it until the market rebounds even if years from now. EPR is a good company IMHO. - REITFocused - 2020-03-20 11:11:20 PDT

I took advantage to buy VEREIT #VER at less than $9 a share, I got it at $8.65 and other variations. I think once the market rebounds this stock will go to above $10 dollars and higher by the end of the year. So I will continue to buy more shares as I can because I also think they will raise dividends in the next couple of years, something they haven’t done in a long time. - Faston - 2020-03-08 20:40:33 PDT

I bought HOST today at the closing price of $13.15. With COVID-19 just starting its unfortunate havoc around the world, hotel and resorts stock will probably go lower. Condor Hospitality’s AFFO dropped from $0.34 to $0.28 during Q2 2019 compared to last years same quarter, and Same-Store Occupancy dropped from 84% to 82.64%. One month ago NexPoint Hospitality Trust #NXRT announced the agreement to acquire Condor #CDOR, for approximately US$318 million, which will be satisfied by a combination of cash and debt, with $11.10 per share to be paid to holders of shares of common stocks, representing a premium of approximately 34% over Condor’s unaffected share price of US$8.27 as of July 19, 2019. Once the acquisition is complete, I want to take a close look at the NexPoint’s earning reports to learn how the addition of this portfolio gave them further scalability and economic efficiencies. - CapitalKing - 2019-08-22 22:37:34 PDT

I’m a fan of Host Hotels & Resort. It’s a large Cap REIT (in fact it is the largest lodging REIT in the world) with 93 Hotels and 52,000 rooms, and many iconic properties. According to their reports, #HST is the only investment-grade lodging REIT and the only lodging REIT in the S&P500. So as far as 2019 picks go, this is one of them for me. - 777i - 2019-08-18 20:15:25 PDT
