Public Storage #PSA is the king of all storage unit REITs, but the stock is just too overpriced for my liking. Even at the current price of $184 it is more than I want to pay for this company. The dividend yield is 4.3% which is the best it has been in a long time. Yet, it has kept its dividend payment flat for more than 3 years now. If you add inflation into the equation, I would be receiving less each year in dividends if I was holding on to this stock. So I will pass. Public Storage #PSA had positive Q1 2020 results! FFO per share $2.61 from $2.52 a 3.6% YoY increase. Core FFO per share for Q1 2020 was $2.58 compared to Q1 2019 $ 2.53 a 2.0% YoY increase. - Kev B - 2020-04-30 23:23:12 PDT

Take as an example a REIT like #LMRK Landmark Infrastructure Partners LP, they have 153K Wireless communication towers, 165K outdoor advertising locations, and 48K renewable energy generation locations (solar panels, wind turbines). These three types of infrastructure are distinct from each other, wouldnt #LMRK’s operational costs be more expensive than a company focused on only one of the three infrastructures? - Fifthtime - 2019-09-07 09:48:26 PDT

I am reading up on #SELF Global Self Storage REIT, to figure out why Funds from operations (FFO) was decreasing. Global called out in latest Quarterly that FFO declined 21% to $0.05 per diluted share, primarily due to increased store property tax. The company continues to appeal property tax assessments. However, there is no guarantee that such assessments will be reduced. I wonder which state this tax increase happened in. This is tough for any REIT! How do you deal with a tax increase on a fixed asset which cannot be moved from its location?! - Bob_knows - 2019-08-24 19:18:13 PDT

I would like to see the vacancy rates of the office REITs in their Q2 reports, to see if reflective of this Reuters reports which states “U.S. office vacancy rate rose by 0.2% to 16.8% in the second quarter from a year earlier, according to real estate research firm Reis Inc, amid a slowing U.S. economy and ongoing trade tensions with China. Public Storage has solid fundamentals; the company has low debt, good dividend payout ratio, low G&A expenses compared to revenues, steady growth. Whichever way I look at it, #PSA comes out on top. Their AFFO have been increasing although they have not raised their dividends since 2016, so I hope they raise it soon. There has also been a slow down in their revenues growth during the last couple of years, although they are still growing. - LLNN - 2019-06-16 19:58:03 PDT

I bought Getty Realty this week, the company is a small cap REIT with a diversified portfolio of almost 900 convenience store and gasoline stations. #GTY has a good payout ratio and has consistent and improving AFFO. Unless we do away with people owning and driving cars, I think #GTY is a good reit for years to come. - Omick99 - 2019-06-15 15:39:05 PDT

National Health Investors has strong fundamentals. In 2019 the company grew its Adjusted FFO almost every quarter compared to 2017.
In Q1, the REIT had 232 properties (Senior housing, skilled nursing, hospital, medical office) in 33 states, a well-diversified portfolio. According to #NHI they also have one of the most highest Annual Revenues per Employee in 2018 compared to their industry peers. NHI, according to their May 2019 Shareholders Meeting presentation also reduced its G&A costs as % of Total revenues from 5.1% in 2014, to 4.3% in 2018. According to the report the company decreased its Fixed Charge Coverage from 7.7x in 2015 to 6.0x in 2018. I have invested in some healthcare-related REITs such as #WELL, #VTR, #OHI, #SBRA, #MPW, and others, and #NHI is one of my favorites to buy more right now, due to its healthy numbers. #PSA picked what appears to be a smart growth region, in the press release they state: [And with more businesses and residents moving in, including an 18% population increase over the last two decades, according to the U.S. Census, Public Storage is eager to make a difference. The area draws a lot of millennials despite an expensive real estate market.] Some analyst a couple of years ago were saying storage unit REIT’s best days were behind them, however, PSA keeps kicking strong quarter after quarter. - BlueBlue - 2019-05-30 23:43:14 PDT
