I think the market rallied to early last week. I get it; it is nice to see the market rally, it gives a boost of confidence it buying cheap stocks knowing there will be a market for it. But the rally was early because no one fully understands all the impacts to come. But make sense, the FOMO overtakes us all, and we want to buy even if there are uncertainties, but the prices start heading up already. Recently bought Agree Realty, I get a feeling that the stock price for #ADC peaked at $70.25 this year, and that it will decrease below my purchase price in the short term as the market cools. However, I like #ADC a lot and believe that the price will generate capital gains in the future as they continue to increase dividends. Plus I think it is a trustworthy company to hold my capital. One REIT that I’m analyzing but have not decided if I will buy at this time is Global Medica REIT #GMRE. The REIT manages its portfolio of 87 properties efficiently with a consistent 100% occupancy rate. On the other hand, its interest expense is something I want to understand better and any impacts. "Interest expense for the three months ended March 31, 2019 was $4.0 million, compared to $2.7 million for the comparable prior year period. This increase is primarily due to higher average borrowings during the quarter compared to the same quarter last year, the proceeds of which were used to finance our property acquisitions, and also resulted from higher interest rates." according to its latest Q report. Gekko5, are you not worried about #GMRE paying $0.20 of dividends on only $0.18 cents of AFFO? I am. #NNN increased their dividend payment value. Today they declared a 51.5 cents per share payable August 15, 2019 to common shareholders of record on July 31, 2019. @Wolfman82 - we need to look at REITs and other stocks individually, some continue to trend down week-over-week while others have already rebounded. If you wait for the whole market to crash, you will lose hidden opportunities of stocks that have silently slid back into the price buy-zone. I own #GNL Global Net Lease and it pays consistent monthly dividends. It doesn’t raise it past $0.177 per month but it also hasn’t reduced it since Jan 2017 when it used to pay $0.178 per month. The things I like about #GNL are 1) 75.7% of SLR are investment Grade Tenants (*Comprised of 38.2% leased to tenants with an actual investment grade rating and 37.5% leased to tenants with an implied investment grade rating as of March 31, 2019). 2) 343 properties across seven countries with 99.5% occupancy and Weighted-Average Remaining Lease Term of 8.1 years, and 92% of leases with contractual rent increases. 3) The portfolio is well diversified across 45 industries and 112 tenants, and 53% office, 39% industrial/distribution, and only 8% retail. What I don’t like about Global Net Lease is that 44.2% of their SLR comes from EU so is subjective to currency exchange (FX) risks and volatility, and 2) Q1 & Q4 YOY AFFO has decreased, and the dividend-to-AFFO payout ratio is below 100%. With GNL having keep dividends flat for so long, it concerns me they may eventually cut dividends. Looking at their numbers I don’t see that they would need to do this now, but it keeps me from buying more GNL share at this moment, if their Q2 2019 AFFO trend improves, than it is a different story. - CapitalKing - 2019-07-03 22:21:10 PDT

I saw a report on how almost the same amount of hourly jobs disappearing from retail stores is being created in new warehouse and fulfillment centers. Not sure how reliable that report was, but if it is accurate, that for me signals how much industrial REITs can still grow during the next decades. An article titled "Amazon And Kohl’s: Proof That Collaboration Works" written by professor Jason Wingard on Forbes www.forbes.com/sites/jasonwingard/2019/05/28/kohls-amazon-proof-that-collaboration-works/#1411e8684c19 talks about a Kohl’s partnership to accept Amazon returns across all of Kohl’s US stores. So Rocco64, to answer your question, Amazon can potentially benefit even the traditional mall REITs. @Kodibearb - Looking at STAG’s Investor Presentation Spring 2019, the company makes mention of the importance of e-commerce " - E-commerce is an incremental demand driver to sector. E-commerce accounts for 10% of US retail sales, and is projected to grow to 23% by 2025." From the list of largest tenants, the REIT has, I didn’t see Amazon listed or another large e-commerce pure player. The great thing about STAGs portfolio is that it is very diversified, the largest tenant had 2.2% ABR, and it drops fast from there. Their tenant list included the following companies as of Q1 2019: General Services Admin. 2.2%, XPO Logistics 1.4%, Yanfeng 1.2%, Solo Cup 1.2%, TriMas Corporation 1.2%, Deckers Outdoors 1.0%, WestRock Company 0.9%, Generation Brands 0.8%, Carolina Beverage Group 0.8%, Schneider Electric USA, Inc. 0.8%, Emerson Electric 0.8%, FedEx 0.8%, Perrigo 0.8%, American Tire Distributors Inc 0.7%, Sunland Logistics 0.7%, Armacell, LLC 0.7%, Northern Tool & Equipment Co. 0.7%, Packaging Corp of America 0.7%, Coca-Cola Company 0.6%, DHL Supply Chain 0.6%. So maybe Amazon or other e-commerce players are listed somewhere in the remainder of the list but it would represent less than 0.6% of STAG’s ABR. I think this is one thing that makes STAG’s portfolio so stable. Between 9-to-10% of the annualized revenues of Industrial Logistics Properties Trust (ILPT) comes from Amazon.com. ILPT has 248 tenants, and according to their latest investor report, no other tenant has more than 3.5% of annualized rental revenues. Duke Realty (NYSE: DRE ) is one REIT that had the foresight to cater towards the logistical / distribution requirements of e-commerce players and are now making a killing in this segment.
