Washington Prime Group showed som good progress in some YoY results FFO was $0.45 compared to 0.37 in Q3 2018. However, AFFO was down to $0.28 Q32019 compared to $0.37 in Q32018. Q3 2019 Combined Tier One and Open Air occupancy decreased 110 basis points to 92.9% during the third quarter 2019 compared to a year ago, all of which was attributable to the bankruptcies of Charlotte Russe, Gymboree, and Payless ShoeSource;
Tier One sales PSF increased 4.6% to $413 during the trailing 12 months ended September 30, 2019;
Tier One occupancy cost decreased 90 basis points to 11.2% as of September 30, 2019; and
Leasing spreads for new transactions increased 1.6% during the trailing 12 months ended September 30, 2019 for Tier One and Open Air assets. I’m glad to see some improvements, but this will still keep me on the sidelines with #WPG. - CapitalKing - 2019-10-23 19:48:45 - See full comment
I’ve been burned before buying high yield dividend stocks, so not risking loading up on more #WPG. I don’t believe companies with this kind of yield have an incentive to keep paying this dividend value if the stock price doesn’t reflect it.
