Senior Housing Properties Trust (Nasdaq: SNH) is a real estate investment trust, or REIT, which owns independent and assisted living communities; continuing care retirement communities; skilled nursing facilities; medical office buildings leased to medical providers, medical related businesses, clinics and biotech laboratory tenants; as well as wellness centers located throughout the United States. As of June 30, 2017, SNH owns an $8.6 billion investment portfolio consisting of 434 properties in 42 states and Washington, D.C. SNH became a publicly traded REIT in 1999. The company has been investment grade rated since 2001 and is included in a number of financial indices, including the S&P 400 MidCap Index, the Russell 1000 Index, the MSCI US REIT Index, the FTSE EPRA/NAREIT United States Index and the S&P REIT Composite Index.

- One of the notes on Senior Housing Properties Trust’s earnings report is "Incentive fees under SNH’s business management agreement with The RMR Group LLC are payable after the end of each calendar year, are calculated based on common share total return, as defined, compared to returns for the SNL U.S. REIT Healthcare Index over the applicable measurement period and are included in general and administrative expense in SNH’s condensed consolidated statements of income (loss)."
